La partición del espacio es lo que lo estructura. Todo se remite de hecho a esta diferenciación que hace posible el aislamiento e interacción de distintos espacios.

Desde la casa (constituida tomando como base el muro) hasta el viaje (constituido desde la base de un «otra parte» geográfico o un «más allá» cosmológico), no hay espacialidad que no esté organizada por la delimitación de fronteras.

Una historia «describe», pero «cada descripción es un acto creativo cultural». Incluso tiene fuerza performática (hace lo que dice); entonces encuentra espacios. Recíprocamente, donde las historias están desapareciendo (o se ven reducidas a objetos museográficos), hay una pérdida de espacio.

Debido a la singularidad de su posición limítrofe entre el medio rural que circunda al Arroyo Miraflores y el urbano del barrio de Valdezorras en que se integra, el edificio se plantea desde la mayor permeabilidad visual y física posible para favorecer la conexión entre los dos ámbitos.

Es por ello que se concibe como un complejo dotacional de tres plantas en el que las áreas residenciales conviven con zonas productivas y salas de usos múltiples a modo de centro cívico, en las que se promueve el encuentro y la práctica de nuevas formas de producción.

El volumen del edificio se fragmenta a través de tres patios verticales que garantizan iluminación y ventilación a todas las estancias, reduciendo el consumo de luz artificial y, por tanto, las cargas internas. Estos patios, así como los espacios intermedios de uso común y la galería perimetral, albergan diversas especies vegetales mejorando el confort térmico gracias al ajuste del gradiente de humedad.

Las distintas estancias, ya sean más abiertas o cerradas, más privadas o públicas, se ven protegidas y envueltas por una piel exterior bioclimática de bajo coste, construida a partir de sistemas industrializados de invernadero agrícola que, abriéndose y cerrándose automáticamente, regulan la captación solar y ventilación. Además de su impacto en la calidad térmica y ambiental de los espacios interiores, esta envolvente permite unificar y hacer reconocible el edificio como contenedor de las distintas actividades y formas de habitar que se plantean en su seno.

Desde la arquitectura proyectada se plantean formas de relación entre lo productivo y lo urbano, entre el habitar residencial y otros habitares asociados a lo creativo. Resultado de ello es una propuesta de innovación social que habrá de poner en marcha un proceso de generación, implementación y difusión de nuevas prácticas sociales y arquitectónicas, creando valor para la sociedad y el barrio.

Valdezorras es un asentamiento asociado a una zona histórica de huertas de regadío. El arroyo de Miraflores articula el territorio y conecta este ámbito con la ciudad consolidada a través del parque que lleva su mismo nombre.

Este parque se piensa como una pieza agraria productiva. La figura de Parque Agrario es un instrumento de planeamiento que permite mejorar la sostenibilidad y cohesión territorial. El parque funciona como espacio público metropolitano y fomenta además una dinamización agraria de la que nuestro edificio (habitacional y dotacional) formaría parte, contribuyendo a la mejora de este nuevo modelo de relación ciudad-campo. Proponemos un edificio que produzca y genere economías, conocimientos e innovaciones en relación con lo agrario-urbano.

La localización del proyecto nos plantea una oportunidad estratégica de pensar desde el edificio una nueva relación de ciudad y campo. Una nueva relación con el modo de alimentarnos.

habitar · producir · alojar

Habitar y producción se aúnan en forma de complejo dotacional de alojamientos con tipologías diversas, desde el que se aspira a intervenir en el territorio rural circundante. La modularización del edificio se entiende en este contexto como espejo de la cambiante realidad actual que exige flexibilidad, escalabilidad y reproductibilidad para poder contribuir convenientemente a la ciudad productiva.

La palabra alojamiento está cargada de connotaciones de eventualidad, que el edificio trata de asumir partiendo de la hibridación entre lo temporal y lo permanente. Se desarrollan así hasta 6 tipologias de diferentes duraciones, desde las células sleep-in o los albergues hasta las casas taller o los estudios, cubriendo todos ellos de este modo un amplio abanico de tiempos y formas de habitar.

Estas formas residenciales se ven potenciadas a su vez por espacios que generan conocimiento, espacios productivos que generan economías, espacios relacionales que generan empatías e historias sociales. Se incluye de este modo al barrio como actor del edificio, con un espacio multiuso a modo de centro cívico a servicio de los vecinos del entorno.

Vivir juntos, que antes se resumía en el hecho físico que suponía el patio de vecinos, la corrala o el bloque de viviendas, ahora también debe suponer vivir cara a cara con el visitante que pasa en la ciudad unas horas o días, con el trabajador que pasa algunas semanas o meses, con las realidades sociales en riesgo… Un sinfín de posibilidades que demandan edificios más heterogéneos y flexibles.

Due to the singularity of its bordering position between the rural environment by the Miraflores River and the urban surroundings of the Valdezorras neighborhood where it is integrated, the building is considered from the point of view of the greatest possible visual and physical permeability to favor the connection between both areas.

That is why it is conceived as a three-storey complex in which residential areas coexist with productive ones and multipurpose rooms that function as a civic center, where the meeting and practice of new forms of production are promoted.

The volume of the building is fragmented through three vertical patios that provide all the rooms with lighting and ventilation, reducing the consumption of artificial light and, therefore, the internal loads. These patios, as well as the intermediate spaces for common use and the perimeter gallery, house various plant species, improving thermal comfort thanks to the adjustment of the humidity gradient.

The different rooms, whether they are more open or closed, more private or public in nature, are protected and enveloped by a low-cost bioclimatic outer skin, built from industrialized agricultural greenhouse systems that, opening and closing automatically, regulates the solar incidence and ventilation. In addition to its impact on the thermal and environmental quality of the interior spaces, this enclosure unifies the project and makes the building recognizable as a container of the different activities and ways of living that flourish within it.

From the architectural project, forms of relationship between the productive and the urban, between the residential dwelling and other habitats associated with the creative activities are considered. The result of this is a proposal for social innovation that generates a process of creation, implementation and dissemination of new social and architectural practices, creating value for the immediate neighborhood and society at large.

Valdezorras is a settlement associated with a historic area of ​​irrigated lands. The Miraflores River articulates the territory and connects this area with the consolidated city through the park bearing the same name.

This park is thought of as a productive agrarian piece. The Agricultural Park is an instrument of landscape planning meant to improve sustainability and territorial cohesion. The park functions as a metropolitan public space and also generates an agrarian dynamisation of which the building (housing and public facility) would be a part of, contributing to the improvement of this new model of city-country relationship. A complex that produces and generates economies, knowledge and innovation in relation to the agrarian-urban.

The location of the project sets a strategic opportunity to take the building as a starting point for a new relationship between city and countryside. A new relationship with the way we feed on the territory.

to inhabit, to produce, to lodge

Living and production are combined in the shape of an accommodation complex with different types, from which it aspires to take part in the surrounding rural territory. The modularization of the building is understood in this context as a reflex of the current changing reality that demands flexibility, scalability and reproducibility in order to conveniently contribute to the productive city.

The word ‘accommodation’ is loaded with connotations of eventuality, which the building tries to assume starting from the hybridization between the temporary and the permanent. Up to 6 and studios, covering in this way a wide range of times and ways of living.

These residential forms are in turn boosted by spaces that generate knowledge, productive spaces that generate economies, relational spaces that generate empathy and social stories. This includes the neighborhood as an actor of the building, with a multipurpose space as a civic center to serve the vicinity.

Living together, which was previously summarized in the physical event that involved the neighborhood patio, the corrala or collective housing, must also involve now living face to face with the visitor who stays in the city for a few hours or days, with the worker that spends some weeks or months, with the social realities at risk… Endless possibilities that demand more heterogeneous and flexible buildings.
